Miami Beach Short Term Rental (STR) Insights: Some quick stats 

1 Bed: 7000+ options, Price Range: $139 to $418 (25th percentile to 90 percentile).

2 Bed: 3900+ options, Price Range: $248 to $659 (25th percentile to 90 percentile) .

3 Bed: 1000+ options, Price Range: $398 to $960 (25th percentile to 90 percentile) .

There is an extensive range of options for STR in Miami Beach. We love exploring less popular small vacation home companies. Having an STR with the presence of a vacation home manager is excellent.

If we further look at average rents across the last 12 months we see that prices have been increasing across 1-Bed, 2-Bed and 3-Bed homes, condos and apartments.

As our team explored the Miami Beach area we covered the neighborhoods along North - South route i.e from Mid-Beach to South-Beach including A) Alton Road, B) Flamingo/Lummus area, C) Ocean Drive and D) South Pointe Pier and Park. We are also sharing the route and visuals from these places below:

Alton Road is a great place to visit restaurants, retail shopping centers on your way to South Beach. You can grab food, step out for a dinner date on your way to South Beach.

Collins Avenue has excellent coffee shops and a lovely place to step out and take a stroll. We highly recommend stepping out, walking, and trying out the local coffee ☕️ shops.

The Flamingo/Lummus area is residential with multiple apartment houses and small residential towers. You might find STR in apartment homes in this area.

Ocean Drive is a must-see, walk, jog or stroll down ocean drive to explore this place. We fell in love with the serene ocean views; add this to your bucket list as a must-see spot on your south beach trip.

South Pointe Park is the southernmost part of South Beach. There is a steakhouse in the park and a pier with panoramic views. 

Stop by to explore the southern tip of south beach, and you can also stay in the large apartment towers next to the beach.

Thanks for sharing feedback and liking our posts on Instagram and Twitter. In today’s post, we feature property insights from Edgewater, Miami. For the property trends from Edgewater, Miami we use data from RealPages, Inc, and AirDNA.

Edgewater: Edgewater, Miami is centrally located and a short bike or car ride away from south beach 🏖 and a mile from the Wynwood Art District. It is also close to Downtown and frequently mentioned as one of the best places to live for urban professionals and among families.

Within Edgewater,  Margaret Pace Park is a local favorite with basketball, tennis courts, jogging paths.  There are also a variety of housing options that we cover below.

Single Family Homes: Edgewater and nearby places have around 1000 single-family homes. Given the location, prices are high, with average home values over a million dollars. 

Rental Prices: Given Edgewater is popular with tourists and residents we share short term rental and long term rental prices.

AirBnB has multiple short term listings in this area, and average daily rates vary across the different apartment sizes (see below)

• 1 Bed - $189

• 2 Bed - $319

• 3 Bed - $453

Edgewater is also a well-sought destination for renters. The most desired rental units are the condos and apartments in the high-rise towers. Prices vary (see below) based on apartment size and location. We recommend looking across multiple buildings to find the one that fits your budget and lifestyle

• 1 Bed - $1,894

• 2 Bed - $2,311

• 3 Bed - $2,746

As we share these posts, we appreciate the feedback that we are receiving. We review this feedback to determine changes and content that we can feature in our weekly newsletter posts. In this post, we share a set of resources that you can use to compare and find your new WFH destination. This post came about from suggestions from readers, thank you ☺️.

WFH Places, Context: As more and more people Work From Home (WFH), they are enjoying the freedom to choose where to live and work. We know friends who have moved thousands of miles to new destinations. 

At Nurall, we are also a distributed small company and love the flexibility to work from anywhere in the world. So as we build the Nurall mobile application, we compiled resources below to help you explore WFH destinations.

Resources to compare WFH destinations

A. Internet/Bandwidth (broadband now)

Several WFH jobs require access to high-speed internet, especially wireless internet that is reliable. Therefore, our recommendation is to use broadband now to compare internet speeds across places. You can get bandwidth information and find out available internet providers at the top of the search results. 

B. Income/Wages/Demographics (US Census data)

US Census data is a fantastic resource, especially for wages, demographic information. One of our favorite mapping tools with census data is EDGE maps, https://nces.ed.gov/programs/maped/ACSMaps/. You can use the map to explore 1) Housing Values, 2) Wages, 3) Demographic trends. 

C. Cost of Living (Numbeo)

Not all places cost the same, and living costs help you decide the lifestyle you can enjoy in your new destination. For this purpose, we recommend the living wages calculator at numbeo. It is super easy to use and provides many ways to explore expenditure costs in your new destination. 

D. Walkability/Commute Times (Walkscore and WalkIndex)

A popular destination to compute walkability is walkscore. It is super simple and provides walk, transit, and bike scores for neighborhoods.

In addition, we are also sharing a lesser-known resource, the EPA walkability index. If you love diving into data, the tool is to construct maps with transit and commute information; give it a try. Below we share a walk index map for Seattle with color-coded places based on the distance to a transit destination.

E. Schools (Great Schools)

GreatSchools.Org is a well known destination among parents, it is super easy to use and you can compare school boards, look at schools assigned to a zip code.

Follow us on Instagram for Miami neighborhood photos and free property price insights across worldwide neighborhoods. This post features Downtown Miami covering key places, rent, and property price trends.

Downtown Miami (reference Map 1) is a critical urban center with venues for sports, music, and high-rise residential building towers. In addition, American Airlines Arena (FTX arena) serves as the host venue for Miami-Heat basketball games, and Brickell City Center is a one-stop destination for shopping.  The insights in this blog use parcel data from Regrid and rental data from RealPage, Inc.

Brickell with its high rise offices, apartments serves as a key financial center for South Florida. There are some amazing views from Brickell and Downtown which are part of the appeal to stay and work in these neighborhoods.

Downtown Miami : NURALL Analysis

Property Types:   Looking across ~1700 properties, we see the average property price ~604 K (for 2021); the property values have been increasing at a steady clip with 7% appreciation over the last three years. 

Averages don’t show the entire story as an extensive range of property types cover this region. There are around 160 properties assessed for more than One Million Dollars and geographically concentrated in the Brickell Hammock neighborhood areas. 

Apartment Rents: For Downtown Miami, the average rent is $1829 for a one-bedroom and $2876 for a three-bedroom apartment. (reference: Table 1)

Miami downtown is more expensive to rent than other places in the metro. Rents across the Miami Metro area range from $1462 for a one-bedroom to $2187 for a three-bedroom apartment. (reference: Table 2)

Walkability: Given a downtown urban center, we also look at walkability as an additional factor. Miami Downtown has a high walk index score,  reference.

Summary: With multiple places to shop, eat, and venues for basketball games, music, and beautiful ocean views, Miami Downtown is a fun and happening place. We hope the property insights help you in further exploring the Miami Downtown neighborhood.

Keep Exploring New Neighborhoods

This post continues this series, and we surface the need to dive deep and look at neighborhood-level property trends to find properties to buy or rent. For this analysis, we look at properties in Dallas, Texas, with two great data sources regrid for property assessment data and realpage for rental data.

Questions to cover:  What are the average property assessment values in Dallas, TX? Which neighborhoods or zip codes are expensive? Should we consider renting versus buying homes in the desired community?

Analysis: Dallas city is part of Dallas County with a 2020 real estate property approximate assessment value of ~$372 Billion, covering ~826 K properties. The entire real estate assessment value for Dallas county alone is comparable to GDP for Singapore (~$374 Billion). It would place Dallas County in ~38th position for countries with the highest worldwide GDP. 

We look deeper to find Dallas, Garland, and Irving are the top 3 cities, with Dallas City’s average assessment values being ~$336K. (reference: Table 1)

Picking Dallas City, we see an extensive range from $1.6M to $476K for the top 10 zip codes based on property assessment value. In addition, we have greater than 200% variation, including three zip codes with over $1 Million (reference: Table 2).

The property price variation is further enhanced when we look at zip codes with the most properties; we see average property assessments range from $89K to $696K. (reference: Table 3)

This analysis surfaces the difficulty in making decisions based only on city-level trends.

Neighborhood Insights: Bishop Arts District. To be actionable, we change focus to consider a single neighborhood we have selected, Bishop Arts District (Zipcode 75208).  Located Five mins to the North of Downtown Dallas this area is known for trendy restaurants, cafes, places to eat and shop around.

Property Values: This neighborhood has ~8K properties with an average property assessment value of ~$311K. Single-family residences (SFRs) are the majority, with property assessment value ~$329K. (reference: Table 4)

Rental Estimates: For Apartments in this neighborhood, we see recent rents estimates from Graph 1 at ~$1385 for 1 Bed, ~$1696 for 2 Bed and ~$1778 for 3 Bed apartments.

These neighborhood insights are fun as they become actionable. For example, purchasing a $400K 2 Bed Room townhouse results in a $1,796 monthly mortgage cost (assuming 3.5% interest and 30 yr loan) versus $1,696 for monthly rent. Customers can now use this insight with additional criteria to make a buy vs. rent decision.  

Like the example in this post, to choose a community, our suggestion is to look at the macros (county, city) level trends and then go deeper to see Zipcode or neighborhood trends. By looking deeper, you can compare places, get current and previous price trends, and help make choices.

Insight #1: High Property Price Cities in Miami-Dade county are close by, really close, and concentrated next to Miami Beach. Miami Beach has seven cities in the top 10 list. The property values for Single Family Residential homes (SFR) ranged from $3.78 MM to $0.82MM.

Insight #2: The high price cities correspond to larger homes. We see an intersection with eight cities repeating in the list of largest building sizes. It is a notable trend as we did not expect such a large intersection.

Insight #3: Most SFR homes are three-bedroom properties. There are bigger eight-bedroom homes :). We filtered the data to ensure there are at least 100 records per bedroom_count. We guessed that three and four-bedroom homes are most popular, and this turned out to be true. If you have found these insights helpful let us know and share what you like or don’t like.

The exercise of consolidating information for cities and neighborhoods has turned into a treasure hunt where we have uncovered exciting insights and tidbits. We are sharing here for fun as these organized random insights might be helpful to you.

1. US 30 Year Mortgage Rates are low, like really, really low when you look over a longer ten-year duration. A great source is the 30 Yr. mortgage graph below from St Louis Fed. Homebuyers since 2010 might not have seen the >6% mortgage rates.

2. The largest segment of customers moved into their housing units after 2017.

   Per the Census ACS Survey conducted in 2019, we have 122 MM+ occupied housing units with 34 MM+ units occupied after 2017 (28% of total). So it was a surprise to us that the housing tenure is pretty short.

3. Elementary schools (grades 1-8) make up the majority of enrolled students.

   As students head back to school, it was super interesting to know that 56.7% of students are in Elementary School and Only 0.3% in College or Graduate School.

Towards this goal, as we spoke to 100+ customers in Q2 2021, we learned that customers are looking for help in shortlisting neighborhoods or cities across the world before choosing properties.

While customers have varied interests, they look across multiple online and offline locations to spot cities and neighborhoods of interest. The critical set of customers who look at communities includes investors, potential home buyers, and renters.

At Nurall, we have focused our MVP on building the Neighborhood Discovery Single Stop Mobile Application. Towards this goal, we are building the team, aggregating the data, and provide a simple free mobile app to search/browse and discover worldwide neighborhoods.

2) Team Updates - At Nurall, we have been making significant progress in setting up the team who are helping define and execute our product roadmap.

Team - We are happy to welcome Rima (Sr. Design Lead) and Shyam Katti (Sr. Software Engineer). Rima is guiding our company on product definition, branding, and user interface. 

Rima brings over 8+ years of experience and has been vital in re-defining the Nurall branding, bringing the voice of the customer to the table in defining our Mobile UI.

Shyam Katti joined Nurall in June 2021 with 10+ years of experience. Shyam also brings experience in building Full Stack solutions and has helped to accelerate Nurall product development.

Over the last couple of months, Shyam and Dmytro, Principal Engineer @Nurall, have set up the AWS Amplify React Native application, built the IoS Mobile App, and backend data integration workflows.

 As we bring the product to life, we are working over the next few months on building the end-to-end mobile user interface and solutions to provide a single-stop destination for customers to discover and shortlist neighborhoods. Vision and Features (what do customers get): 

Ahead of forming Nurall, Arun (Realtor in Indy) and I worked on multiple residential and commercial real estate purchase and investing opportunities in the US Mid-West and Pacific North West regions. While we worked on these projects we ran into recurring problems which included 1) Access Issues - customers don't have access to specific competitive projects, 2) Network issues - real estate professionals and customers form connections that are transactional, temporal, and miss opportunities by not staying connected and 3) Openness issues - not knowing whom to trust and engage with on specific transactions can lead to costly issues.

As builders of customer products we looked for available solutions and talked to hundreds of customers who validated that these pain points re-occur with varying impact and priority. There was a recurring need from customers for a simple solution to explore and choose realtors, contractors. Real estate professionals also expressed the need to automate referral management, form connections across geographic boundaries, and get access to content and tutorials. There was also a recurring need for realtors to own marketing on listings that they are selling and need to build direct relationships with customers. 

Incorporating both customer feedback and our learnings led us to kick-start Nurall ( a fun-take on connecting neurons) towards building an open marketplace for customers. As we work towards the initial launch our roadmap includes 1) the ability to form private and public direct connections, 2) the ability to post and respond to sealed bids for buying/selling homes. 3) ability to connect with realtors right next to properties and 4) access to real-estate tutorials and content.
